Hampton Lake - Questions & Answers

Q.        How do I secure a spot in the November 30th release?
A:        We are accepting $5,000 deposit checks made payable to Bird, Cofield & Moise to secure a position in the release.  No checks will be deposited until after the November 30th release.  Send deposit checks to your Hampton Lake sales executive.  Do not send checks or wire funds to the Bird law office.  Again, none of these checks will be cashed or deposited.  It is simply a tool to hold a spot for a purchaser in the release.

Q:        When will we receive prices and how will the drawing work?
A:        Inventory and prices will be finalized in early November and will be distributed to you and your prospects by mid November.  Prior to the November 30th release, every person who has sent in a deposit and thus has a spot reserved in the release, will receive an inventory selection form along with the price list, homesite inventory, and neighborhood homesite plan.

Prior to the November 30th release, every purchaser will fax the completed selection form to their Hampton Lake sales executive.  Purchasers are encouraged to prioritize their homesite selection preference for all the homesites that are being offered. 

The importance of the trade-up option cannot be overemphasized as initial property owners will receive inventory and pricing of all future releases before inventory is released to the public.  In other words, current property owners will have the opportunity to select the future preferred homesites before the general public has an opportunity to do so. 

When one trades up, Hampton Lake will take the purchasers original homesite back on trade and credit the purchaser their original purchase price.  For example, if someone purchases a lake homesite in the initial release for $360,000 and next spring in the next release there is a homesite that they would really like that is coming on the market at $400,000, Hampton Lake will take the original property back and credit the purchaser $360,000.  The purchaser will pay the $40,000 difference plus closing costs and trade-up to the new homesite prior to the homesite ever being released to the public.

The philosophy is that we take care of our owners and reward them for doing business with us. 

Q:        When will the homesites close?
A:        Closing will occur after we receive our HUD filing approval which is anticipated in mid to late February.  Thus, homesite closings are anticipated to begin to occur in March.  This, of course, can fluctuate based on HUD’s response to our filing.

Q:        Is there a limit to the number of homesites that I can purchase?
A:        Yes, a limit of two homesites may be purchased per family.  In other words, a husband and wife cannot purchase two homesites in the husband’s name and two in the wife’s name.  We will allow two homesites per family as some people have plans to build on one homesite and hold onto the other one for long term.

In an effort to be equitable and fair to everyone in the release, only one check per family will be allowed to go into the initial drawing on November 30th.

Should an individual or couple wish to purchase two homesites, there will be a second drawing for those individuals wanting to buy a second homesite. 

Q:        Is the $5,000 deposit refundable?
A:        Yes, it is definitely refundable as it is never cashed!  However, we are discouraging someone from giving us a check unless they are sure they are actually going to go through with the purchase.  In other words, we don’t want people going into the release unless they have already determined that they will purchase whatever homesite they receive in the release.

Should a prospect say “I’m not going to buy unless I get one of the following homesites” and they limit that to a small number, then when that person’s name is drawn from the box, his agent representative would say “Bill Smith (the prospect) passes as his selections have already been taken.”

In other words, the prospect can put as many or as few choices on the selection page as they wish.  However, that’s why we take such a low-key approach to the release and encourage folks not to go into the drawing unless they are willing to commit to taking one of the sites that they put down on their selection sheet, or they can give their Hampton Lake sales executive the authority to select a site for them.  If they do not get a site designated on their selection sheet, their $5,000 check will be returned uncashed.

Q:        When will I be able to build on my homesite?
A:        It is anticipated that purchasers will be able to start construction of their home by early fall of 2006 once the roads, water, sewer, and utilities are in place.  We anticipate that our preferred builders will begin building models as early as late spring.

Q:        When will the Spa & Fitness Center, pool complex, café/bar, Boathouse, Club Lakehouse, and all of the amenities be finished?
A:        All amenities should be finished by spring of 2007.

Q:        What are the POA fees?
A:        Approximately $3,000-$3,500 a year.

The following questions have come up pertaining to the lake:

Q:        When will construction begin on the lake and how long will it take?
A:        Construction is anticipated to begin on the lake in December and is estimated to take approximately six months to dig the entire 165 acres of waterways and lake.

Q:        What will the depth of the lake be?
A.        Average lake depth will be approximately 8 feet. 

Q:        How will you fill the lake?
A:        The lake will be filled primarily through two sources:

(1)    Ground Water—Natural recharge of ground water into the cavity being cut as, and after, we dig the lake.

(2)    Surface water and run off from the natural drainage of the wetlands that flow into and out of that location.  It is estimate that it will take about 4-6 months for the lake to fill.

Q:        How do we keep the water fresh?
A:        The water will be kept fresh on a constant, ongoing basis.  It will be constantly replenished through ground water and through natural rainfall, and through the natural flushing through the wetlands of run off into the lake basin.  The lake is designed to be fed from the north with run-off to the south.  Also we will have bubblers and other aeration devices that will be strategically located in different parts of the lake.

Q:        How will you maintain the lake level during dry periods?
A:        The lake level will, in fact, fluctuate.  There is no way of maintaining a constant lake level.  Our engineers tell us that the lake level will probably vary about 6 inches during a normal year, and that during a significantly dry year, it may vary up to one foot.

Q:        What will the elevation of the lake be in relation to the surrounding land?
A:        The surface water of the lake will be approximately 16’ in elevation, and the homesites surrounding the lake will vary from 19’ to 26’, with most of the homesites averaging 20’ to 22’ in elevation.

Q:        How will you control the alligator population?
A:        We are working directly with the Department of Natural Resources to have an ongoing reptile management program, and we will also have a full time employee responsible for managing the lake and that program.

Q:        What size boats and what size engines will be allowed on the lake?
A:        This hasn’t been fully determined at this point in time.  We will determine the answer to the question, though, prior to anyone going completely forward on a purchase agreement in this initial release.  At this point in time, we are anticipating limiting boat size to about 20’ in length and boat motor size to about 25 hp for a gas engine.  This assumes that all gas engines on the lake will be 4 cycle, which is very environmentally friendly, non-polluting, and quiet.  Smaller boats will be required to have smaller horsepower engines.  For example, 18-19’ boats might be restricted to a 15 hp engine and anything under 17’ might have a 10 hp engine.   

There will be no jet skis.  The intent is to have a very peaceful lake with no fast speeding boats and no wakes.
